Why our repair numbers are realistic

We renovate houses. We've paid for foundation piers in Ridgmar, full re-pipes in White Settlement, and complete roof replacements after Tarrant County hail. That experience cuts both ways for you: we won't be shocked by what we find, and we can't justify padding an estimate to buy ourselves a cushion. My house has foundation problems. Will you still buy it?

Yes — and foundation movement is one of the most common things we see in Fort Worth. Our clay soils shrink and swell dramatically between wet and dry seasons, and houses built in the 1950s and 60s across West Fort Worth, Benbrook and White Settlement move as a result. We get engineer's estimates on real jobs regularly, so we price it from experience rather than guessing high to protect ourselves.

The house has been vacant for years. Does that matter?

Only to your offer, not to whether we'll buy it. Long-vacant houses often have copper theft, water damage from freeze breaks, mold, rodents, and code citations. We've bought all of it. What matters more is whether the title is clean and taxes are current.

There's fire or water damage. Is that a dealbreaker?

No. Insurance-loss properties are a normal part of what we buy. If there's an open claim, tell us — sometimes it makes more sense for you to settle the claim first and sometimes it's cleaner to sell and let us take it over. We'll walk through both.

Should I fix it up first and then sell for more?

Sometimes, honestly. Cosmetic work — paint, flooring, a deep clean, landscaping — usually returns more than it costs and makes a listing viable. Big-ticket structural work usually does not return what you put in, especially if you're paying retail contractor prices and financing it. We'll give you a straight read on which category your house falls into.

Do I need to get an inspection before selling to you?

No, and you don't need to pay for one. We do our own evaluation at our expense. If you already have a recent inspection report, share it — it usually speeds things up.
